Don't Hire an El Paso Listing Agent Until You've Asked These 5 Questions

Hiring the wrong listing agent doesn't just cost you time. It can cost you thousands of dollars, weeks on market, and the negotiating position you needed to get the deal you deserved.

Before you sign anything, ask these five questions. Not to trip anyone up — to see how they think. An agent who knows their numbers, knows this market, and has a real plan will answer every single one without hesitation. An agent who doesn't? You'll know immediately.

1. "What's your list-to-sale price ratio?"

This number tells you how close an agent's listings sell to what they were listed at. A strong ratio means the agent priced the home correctly from day one. A weak ratio means homes are sitting, dropping in price, and losing leverage.

If they can't answer this question clearly — or give you a vague range with no context — keep looking.

2. "How many listings have you sold in this area?"

General experience matters. But local market experience is what actually protects you in El Paso.

West El Paso, East El Paso, and Horizon City each behave differently. Buyer pools are different. Pricing patterns are different. What works in one zip code doesn't automatically transfer to another.

You want an agent who knows your specific neighborhood, not just the city in general.

3. "What's your average days on market?"

The longer a home sits, the weaker your negotiating position gets. Buyers start asking why. Lowball offers follow.

A good agent prices your home to sell in a competitive window — not to chase the market down after a price reduction.

Ask for their average. Then ask what they do when a listing isn't moving. Both answers matter.

4. "What's your marketing plan, specifically?"

Get details. "We'll put it on Zillow" is not a plan.

A real marketing plan includes professional photography, targeted online advertising, social media strategy, email outreach to buyers' agents, and a clear timeline. It should be documented, not improvised.

If they hand you something generic, that's what your listing will look like too.

5. "What happens if things don't go as planned?"

Inspections fall apart. Buyers back out. Appraisals come in low. These things happen in every market, including El Paso.

An experienced agent will have a clear, calm answer to this question because they've handled every one of those scenarios before. They have a protocol. They don't panic.

If the agent you're interviewing goes quiet or gets defensive — that's your answer.
